Management of construction projects requires the understanding of modern management and the design of the construction process. It involves the daily running of a construction project from start to finish.
The discipline of project management can be described as the process of directing and coordinating material resources and human labor during the life of a project by applying management techniques to achieve set objectives of scope, cost, time and quality.
The day to day activities may include: working with architects, surveyors to develop a plan that elaborates on timescale, resources required and the cost of the project, coming up with a fixed schedule of work during the implementation stage from day one preparation to finalization of the plan. One is tasked with overseeing the day to day running to ensure quality is maintained, the site meets health and safety, constant progress of work while observing building regulations.
Construction Project Management Stages
It starts with conceptualizing and feasibility, at this stage, the needs, goals and objectives must be identified for the building. This is followed by schematic design that highlights the sketches for the design to show spaces, patterns and shapes, materials, textures to be used. Research is carried out to during design development to find out what materials, equipment and cost will be required; Contract drawings and specifications are then finalized to be submitted.
It is when the owner of the building gives an okay for the construction to take place.
At this stage labor materials and equipment needed to complete the project are purchased or leased.
This is when working on the site begins. Performance and monitoring is done at this stage
Owner Occupancy/ Closure Stage
Here once the owner moves into the building and a warranty period is given to ensure everything was done as per the contract.
A construction project involves one crucial detail that is the legal parameters surrounding the project. In case of potential disputes, a project manager should be able to give answers. The legal aspects to take into consideration are, the parties involved in the construction, contracts in case of changes that may arise, legislation and regulations to be adequately followed, procurement regulations are adhered to, and insurance details are taken care of.
One needs to keep in mind some fundamental principals in this field such as the two type of bids used open bid that is open to contractors and closed bid whereby specific contractors are invited to bid. After bidding, the selection process is taken through the following methods, low bid selection whose primary focus is price, best value selection that emphasizes price and qualifications and qualification based selection. Once the selection process is done, the type of contract is agreed upon which can be chosen from the following contract types, lump sum type whereby a lump sum is agreed upon for completion of the project, Unit price, cost-plus price and guaranteed maximum amount.
